The New Alamein City Authority offered 4 investment opportunities for sale from October 1 to 15, 2026, as part of the New Urban Communities Authority’s plan to attract new investments to the city.

Plot No. 22 in the Housing District
Plot No. 22 is located within the Small Investor Project in the Housing District. It covers an area of 4,200 square meters and is designated for residential block use.
The price is EGP 12,785 per square meter, with an estimated total land value of approximately EGP 53.58 million before financial charges and other costs.

The maximum building ratio is 50% of the land area, with permission to construct a basement for parking + ground floor + up to 5 floors, in addition to roof service rooms covering 25% of the ground-floor area, provided that they do not collectively constitute a residential unit.
If the ground floor and 5 floors are constructed, an electric elevator with a capacity of at least 6 people is required.
Setbacks are 5 meters at the front and 4 meters at the sides and rear. Parking spaces must be provided within the plot boundaries in accordance with the Egyptian Garage Code, while complying with the height restrictions set by the Armed Forces Operations Authority.

The project implementation period is 3 years from the date of land handover. The investor must also submit the implementation schedule, obtain the contract within 30 days of handover, and submit the licensing documents within 3 months.
The remaining land value is paid in equal semi-annual installments throughout the original implementation period. The first installment is due 6 months after the Authority’s Board of Directors issues the allocation decision, with the installments subject to the applicable financial charges under the offering terms.
Plot No. 38 in the Central Services Area
Plot No. 38 in the Central Services Area on the road covers 12,046 square meters and is designated for commercial, administrative, and residential activities.
The price is EGP 18,000 per square meter, with an estimated total value of approximately EGP 216.83 million before financial charges and other costs.

The requirements allow a maximum building ratio of 30% of the land area, with a basement + ground floor + 3 repeated floors.
Setbacks are 5 meters at the front and 4 meters at the sides and rear, in addition to providing parking spaces within the plot boundaries in accordance with the Egyptian Garage Code and complying with the city’s applicable height restrictions.
The project implementation period is 3 years from the date of land handover, with the implementation schedule to be submitted, the contract obtained within 30 days, and licensing documents submitted within 3 months.

The price is EGP 14,075 per square meter, with an estimated total land value of approximately EGP 78.82 million before financial charges and other costs.

The maximum building ratio is 50%, with permission to construct a basement for parking + ground floor + up to 5 floors, along with roof service rooms covering 25% of the ground-floor area, provided that they do not collectively constitute a residential unit.

The requirements stipulate that the building area on the ground floor may not exceed 40% of the land area, with a basement + ground floor + 2 repeated floors.
Setbacks are 5 meters at the front and 4 meters at the sides and rear, with parking spaces provided and compliance with the city’s approved height restrictions.
The project implementation period is 3 years from the date of land handover, with the implementation schedule to be submitted, contract documents obtained within 30 days of handover, and licensing documents submitted within 3 months.

E-Wallets Prepare Companies for November Offerings
In an important development for the land and investment market, the New Urban Communities Authority has begun implementing an electronic wallet system for companies registered on the Foreign Investment Portal, setting October 31, 2026, as the deadline for funding the wallets and approving SWIFT transfers to be used in the first upcoming offering in November.
The system requires companies to enter and upload copies of SWIFT transfers that were previously sent to the Authority’s account but have not yet been used, allowing them to undergo financial review and be added to the electronic wallet balances.
According to the Authority, transfers made after October 31 will be included in subsequent offerings, while the approved wallet balance will become available for use starting with the November 2026 offering.
